Work Types

Classify Melds for prioritization, budget planning, and hiring.
Work Types are a new classification added to Melds used to specify why work is being done.
They will help maintenance operators understand their backlogs and why they are doing the work they are doing. It also helps in prioritization, budget planning, and hiring.


The Different Work Types
Address issues from residents or remediate defects and breakages.
Examples:
• Fixing a leaky faucet
• Patching drywall
• Replacing a broken window
Activities to prepare a unit for new occupancy.
Examples:
• Carpet replacement
• Repainting walls
• Cleaning the unit thoroughly
Improving properties, capital improvements, or bringing properties into compliance with regulations or codes.
Examples:
• Installing a new roof
• Upgrading the HVAC system
• Renovating a kitchen
Work related to the safety / legal obligations or to prevent accidents.
Examples:
• Installing smoke detectors
• Repairing or replacing faulty wiring
• Securing loose handrails
Captures work related to sustainability and health. This could be to improve emissions or deal with health concerns, or track ESG initiatives.
Examples:
• Managing pest control
• Installing energy-efficient lighting
• Upgrading to low-flow plumbing fixtures
Proactive maintenance designed to prevent defects and improve customer satisfaction.
Examples:
• Regularly servicing HVAC systems
• Inspecting and cleaning gutters
• Lubricating moving parts in mechanical systems
Captures inspection work orders.
Examples:
• Conducting annual safety checks
• Inspecting the property for structural issues
• Checking for water damage or leaks
These are specialized services that the resident asked or opted-in for (i.e. PropertyCare+, or if grandma needs help hanging or moving something).
